"Disclaimer" optional on single property websites

I recently attended a group call and someone mentioned that a photographer was sued because of the Disclaimer at the bottom of his single property website. After reviewing my single property website, which I am using as my portfolio website, the text is a bit misleading. It states the following:

“Licensed Real Estate Broker State of TX.

Fully supports the principles of the Fair Housing Act and Equal Opportunity Act.

Information is deemed reliable but not guaranteed or verified by Agent/Broker. It is strongly suggested for prospective buyers to do their due diligence.”

I am not a licensed broker or agent. It would be helpful to have this disclaimer optional or maybe reworded to be more clear and less confusing. Thanks!
